How much does turnkey house finishing cost in 2026? This is one of the most frequently asked questions by people planning to build or buy a property.
Instead of using approximate rates, we show the actual costs of projects we carry out in Warsaw and surrounding areas. All data presented comes from cost estimates prepared for specific clients and covers the actual scope of work and furnishing.
This makes it possible to see not only the cost per square metre, but also the budget structure and the elements that have the greatest impact on the final value of the investment.
Average turnkey house finishing cost in 2026
Based on projects carried out by our studio, the average cost of interior finishing is currently around 5,200 PLN/m².
In practice, the budgets of projects we deliver vary widely. In the examples below, finishing costs range from approximately 3,500 PLN/m² to over 8,300 PLN/m², depending on the standard of materials, scope of remodelling, amount of custom joinery and furnishing.
That is precisely why we do not use universal finishing packages. Every project requires an individual cost estimate that reflects the specific needs of the residents and the design assumptions.
What affects the cost of finishing a house the most?
Analysing our completed projects, we notice two patterns that recur in almost every project.
1. General construction works and custom joinery have the greatest impact on the budget
These two items account for the largest share of investment costs. The greater the functional remodelling and the more extensive the custom-made joinery, the higher the project budget.
At the same time, these are the areas with the greatest potential for cost optimisation without compromising the overall quality of the interior. Well-designed solutions preserve aesthetics and functionality while limiting unnecessary expenditure.
2. A larger floor area does not mean a lower price per square metre
Contrary to popular belief, the price per square metre does not automatically decrease as the floor area of a house grows. Costs are determined primarily by the scope of work, the number of rooms requiring individual solutions, and the standard of materials and furnishing used.
At the same time, larger homes often achieve a lower unit cost by spreading fixed costs over a greater floor area. Our completed projects illustrate this perfectly.

- granite countertops in the kitchen and bathrooms,
- glazed ceramics from Spanish manufacturers,
- ducted air conditioning system,
