How much does apartment finishing cost in Warsaw in 2026?

For several years we have been regularly publishing the actual costs of our completed projects. Instead of relying on general estimates or marketing slogans, we show figures taken directly from cost estimates prepared for our clients.
Many of you asked for an update for 2026. Although the year has only just begun, we decided to share the costs of selected projects from recent months to show how apartment and house finishing budgets in Warsaw are currently shaped.

Why don't we quote a single price per square metre?

Every project is different, because every client has different needs, expectations and scope of work. Some clients entrust us with a comprehensive delivery covering design, construction, custom joinery and furnishing. Others choose selected elements only.
For this reason we do not use ready-made finishing packages. Such solutions often cover only basic works such as painting, flooring or bathroom finishing, omitting the elements with the greatest impact on the final investment cost: functional remodelling, general construction works, joinery, air conditioning or movable furnishing.
At estimental, we prepare an individual cost estimate for every project. This way our clients know exactly what they are paying for and can make informed budget decisions.

Average apartment finishing cost in 2026

Based on projects carried out by our studio, the average cost of apartment finishing is currently around 5,200 PLN/m².
It is worth remembering, however, that the price per square metre alone says little without proper context. In our projects, costs most often fall in the range of 4,560 to 9,500 PLN/m², depending on the scope of work, standard of materials, amount of joinery and extent of apartment remodelling.
Two units of identical size can differ in budget by hundreds of thousands of zloty. That is why the only reliable way to determine costs is a detailed cost estimate prepared for a specific property and a specific scope of work.

What affects the cost of interior finishing the most?

Analysing our completed projects, we notice two patterns that recur in almost every project.

1. General construction works and custom joinery have the greatest impact on the budget

These two items account for the largest share of investment costs. The greater the functional remodelling and the more extensive the custom-made joinery, the higher the project budget.
At the same time, this is where the greatest potential for cost optimisation lies — without compromising the overall quality of the interior.

2. A larger floor area does not mean a lower price per square metre

Contrary to popular belief, the price per square metre does not automatically decrease as the floor area of an apartment grows. Costs are determined primarily by the scope of work and the standard of solutions applied.
A large apartment with extensive joinery, air conditioning, full-height doors and custom-made details can be significantly more expensive than a smaller unit finished to a simpler standard.

Examples of our completed projects

Apartment 48 m² | Mokotów

Project cost: approx. 4,550 PLN/m²
This is an example of a project where a relatively small floor area was combined with a sensible scope of work and carefully selected materials.

Cost structure

  • Finishing: 60,980 PLN (1,270 PLN/m²)
  • Lighting: 6,136 PLN (128 PLN/m²)
  • Furniture, appliances and accessories: 15,568 PLN (324 PLN/m²)
  • Custom joinery: 67,900 PLN (1,415 PLN/m²)
  • General construction works: 68,027 PLN (1,417 PLN/m²)

The scope of work included, among other things:

  • wall demolition and functional layout adjustments,
  • complete replacement of the electrical installation,
  • skim coating,
  • flooring in premium vinyl panels,
  • custom joinery in the kitchen, bathroom, living room and hallway,
  • composite countertops,
  • Omnires and Hansgrohe fixtures,
  • Spanish ceramic tiles,
  • custom-made blinds and curtains.

Apartment 65 m² | Służew

Project cost: approx. 7,100 PLN/m²
In this project, extensive custom-made joinery and top-tier materials had a major impact on the budget.

Cost structure

  • Finishing: 81,979 PLN (1,262 PLN/m²)
  • Lighting: 15,684 PLN (241 PLN/m²)
  • Furniture, appliances and accessories: 38,941 PLN (599 PLN/m²)
  • Custom joinery: 200,417 PLN (3,085 PLN/m²)
  • General construction works: 125,360 PLN (1,930 PLN/m²)

The scope of work included, among other things:

  • functional layout remodelling,
  • air conditioning,
  • layered oak board flooring,
  • full-height doors,
  • fluted glazing in steel frames,
  • granite countertops,
  • custom joinery with veneered and lacquered fronts,
  • GRB concealed fixtures,
  • decorative lighting from premium brands.

Two-level apartment 120 m² | Bielany

Project cost: approx. 4,700 PLN/m²
The large floor area and sensibly chosen solutions kept the project cost close to the average of our investments.

Cost structure

  • Finishing: 155,701 PLN (1,298 PLN/m²)
  • Furniture, appliances and accessories: 25,463 PLN (212 PLN/m²)
  • Custom joinery: 186,685 PLN (1,556 PLN/m²)
  • General construction works: 198,702 PLN (1,656 PLN/m²)

The scope of work included, among other things:

  • complete remodelling of the floor,
  • new electrical and plumbing installations,
  • air conditioning,
  • self-supporting oak stairs with a glass balustrade,
  • oak parquet throughout the apartment,
  • joinery with oak veneer,
  • granite countertops,
  • custom-made stone washbasin.

Two-level apartment 120 m² | Mokotów

Project cost: approx. 7,080 PLN/m²
One of the most comprehensive projects of recent months, including extensive functional remodelling and full interior furnishing.

Cost structure

  • Finishing: 224,572 PLN (1,811 PLN/m²)
  • Lighting: 53,764 PLN (434 PLN/m²)
  • Furniture, appliances and accessories: 177,278 PLN (1,430 PLN/m²)
  • Custom joinery: 259,277 PLN (2,091 PLN/m²)
  • General construction works: 163,402 PLN (1,318 PLN/m²)

The scope of work included, among other things:

  • extensive functional remodelling,
  • relocation of most partition walls,
  • air conditioning with four units,
  • carpet-covered stairs in solid wood,
  • lacquered oak parquet,
  • full-height doors,
  • fluted glazing,
  • Gira electrical fittings,
  • extensive custom-made joinery,
  • interior furnishing with freestanding furniture, decorations and textiles.

Summary

If you are looking for one universal answer to the question of how much apartment finishing costs in 2026, you probably will not find it. The cost of a project depends primarily on the scope of work, the amount of joinery involved, the standard of materials and the extent of remodelling.
Based on our completed projects, however, comprehensive interior finishing delivered by a design studio together with construction work most often currently falls in the range of approximately 4,500 to 9,500 PLN/m².
